Who we are
manxliving.com is operated by Clay Limited (company number 131431C), Hillary House, Prospect Hill, Douglas, Isle of Man, IM1 2EQ. We're a property portal connecting you with properties advertised by estate agents.
What is a cookie
A cookie is a small text file placed on your device when you use our Site. We also use similar technologies, such as local storage, which work in a comparable way but aren't sent back to us automatically.
Your choices
Necessary cookies support security, sign-in and choices you ask us to remember. Anonymous audience measurement is on by default and covers aggregate property activity and privacy-limited traffic statistics. Existing saved opt-outs remain effective. You can turn measurement off at any time; withdrawal stops browser measurement and removes its identifiers.
Marketing, maps and external security tools remain separate choices and stay off unless selected. Reject optional cookies turns all three choices off. Rejecting optional cookies does not prevent you from browsing or sending an enquiry.
Use Cookie Preferences in the footer to accept, reject or change your optional choices at any time. The Site remains usable, and property enquiries remain available, after you reject optional cookies. Your choice lasts for up to 180 days, though we may ask again sooner if something material changes.

Accepted property enquiries may contribute a daily aggregate count without reading or creating the optional audience-measurement cookie. This operational count does not identify the sender in the audience statistics.
Anonymous audience measurement
ManxLiving combines its own aggregate property counters with privacy-limited traffic services. These services may receive page, referral and browser or device information and the network address used to make the request. We do not send enquiry contents, names, email addresses or account identifiers. Advertising storage, advertising personalisation and cross-service signals are disabled.
One traffic service uses the first-party statistical cookies listed above. The additional anonymous traffic service is configured not to create visitor cookies. Both are controlled by the single Anonymous audience measurement choice and stop loading after you turn it off.
Marketing and external services
No advertising tags are currently enabled. The property map is served by ManxLiving. If an advertising, external map, video, CAPTCHA or similar service is introduced, it will remain behind the matching separate choice.
Browser controls
Your browser lets you see, block and delete cookies and local storage. Blocking everything may stop sign-in and saved preferences from working.
